The historically iconic Westwood Fox Village Theatre is listed for sale

Newmark Capital Markets published an updated sale listing for the Fox Village Theatre in Westwood on June 20.

The theater, which is currently privately owned by a family, was first listed for sale Jan. 18. With the property on the market, investors have the opportunity to acquire the theater and the attached retail storefronts, including the adjacent Starbucks.

Newmark’s listing for the theater highlights the commercial appeal of the 24,099 square feet of property. The asking price for the theater, however, is not currently defined in the listing.

Newmark Group did not reply to requests for comment.

The Fox Village Westwood Theatre first opened in 1931. Today, the property can seat around 1,375 guests and predominantly runs single-feature showings. The theater also hosts movie premieres that bring people to Westwood from all over Los Angeles.

The theater, now designated as an LA Historic-Cultural Monument, has been in the community for many generations, according to the theater’s website. It was featured in the 2019 Quentin Tarantino film, “Once Upon a Time… in Hollywood.”

Michael Russell, executive director of the Westwood Village Improvement Association, said the Fox Village Theatre and the neighboring Bruin Theatre are integral parts of the Westwood community and its history.

“They’re just historical buildings that are iconic in Westwood and even in the city of LA,” Russell said.

Caroline Sierk, a rising second-year undeclared student and member of the Bruin Film Society, said the theater is an important monument in Westwood and a place for people to sit and enjoy cinema.

“It just feels like a temple if I’m being fully honest,” she said. “It’s like this place where you can go and just celebrate movies.”

According to Newmark’s listing, the theater has not previously been made available for sale by the current owners.

Russell added that the new owners could bring in opportunities for restoration and development of the theater.

“There’s certain ownership that may come in with new resources that can do what the property needs to make it really viable,” he said.

Regency Theatres, the entertainment company that manages the theater, currently has a lease for the property that expires at the end of July, meaning the new owner will decide whether or not to renew.

Regency Theatres declined a request for comment.

Sierk said she’d like to see the new owners find ways to host more events at the theater such as “one-night-only” showings of films on weekends.

Russell said the WVIA will work with the future owners to determine their plans for the theater and ensure that these changes align with community needs.

“It’s just about meeting with the owners and trying to figure out what their vision is for it, and how we can support that vision or offer insights that maybe they don’t have,” he said.

Russell added that the current owners have been giving tours and hosting meetings with potentially interested buyers but that no public offers have been made.

Sierk said she feels the movie experience that the Fox Village Theatre creates is timeless and extremely important to the people of Westwood.

“It’s this beautiful place where you can escape from the rest of the world,” she said. “That’s what movies are: an outlet to become someone else or do something else for just a couple hours.”
